Many times the first sign there is a major problem with your roof is a leak which can lead to much more damage and a higher cost to fix. To avoid leaks there are signs that a roof is getting to the end of it life. Cracked, warped or missing shingles is a sure sign that the asphalt in your shingles is drying out. Loose shingles or cracked pipe flashings are another sign that the components of your roofing system are wearing out. The easiest way to know if your roof is wearing out will be excessive surface granules accumulating in the gutters or downspouts.
By code if there is only one layer of asphalt shingles on your roof, it can be laid over on with another layer of asphalt shingles. (As long as the single layer of shingles hasn’t deteriorated to far) If there is more layers then one, the roof will need to be torn off. Additionally if you are transitioning from a shake, tile, gravel, etc. to an asphalt shingle, your roof will need to be stripped down to the wood and possibly sheeted.

Once we have you scheduled though, the actual shingling of your house will take 1-3 days depending on size and the service we are performing.
There can be many causes of leaks and depending on the integrity of the shingles on your roof many leaks can be repaired. With over fifty years of professional experience we are able to diagnose and repair most leaks.
On most of our residential jobs we use an architectural grade shingle rated to last 30 years, we do also install 50 and limited lifetime shingles upon home owners request.
The actual life of a roof is determined by a number of factors, including local climatic and environmental conditions, proper building and roof system design, material quality and suitability, proper application and adequate roof maintenance.
There are many factors that go into the cost of a new roof. First is the amount of layers already installed. With only a single layer a second can be applied on top at a much lower cost, but popper installation is key to proper wear of the new shingles, and adding another layer will not often take care of active leaks. If there are two or more layers the roof must be stripped down to the decking which has added cost but allows for inspection of the decking and installation of an ice and water barrier along the edges and in the valleys. The cost of materials chosen along with pitch and design of the house will also affect the overall price of the bid. We give free estimates, and will go over all your options and answer any questions or concerns you may have.
